PRIVACY POLICY

1. Who We Are

NV Community Solutions LLC ("**Company," "we," "us," or "our") is a real estate solutions and investment company that purchases, options, markets, and occasionally assigns or resells residential and small commercial properties. We engage in both outbound marketing (calls, texts, email, direct mail, digital ads) and inbound lead capture through our website forms, landing pages, and partner referral programs. We may hold (or be affiliated with persons who hold) real estate or brokerage licenses in certain states; where licensing applies, we will make the disclosures required under applicable real estate advertising and agency laws 

2. Scope & Relationship to Other Policies

This Privacy Policy governs personal information we collect online (this website, forms, chat widgets, cookies, analytics) and offline (phone calls, SMS opt‑ins, property site visits, event sign‑ins, direct mail response cards) in connection with our real estate investment and related services. It supplements— and in the case of SMS, works alongside— any channel‑specific notices (e.g., SMS Program Terms). If a channel‑specific notice conflicts, the more specific notice controls for that channel.

3. Personal Information We Collect

We collect (and in the past 12 months may have collected) the following categories of personal information:

We do not intentionally collect sensitive government identifiers (SSNs, driver’s license numbers) through our marketing site; please do not submit them in open fields. 

4. Sources of Personal Information

  • Direct From You: Lead forms, phone/SMS replies, emails, uploaded documents.
  • Public Records & Government Filings: Recorder, assessor, tax lien, probate court, foreclosure notices (availability varies by jurisdiction).
  • Data Service Providers & Marketing Partners: Lead lists, skip‑trace vendors, ad platforms.
  • Automated Data Collection: Cookies, pixels, and similar technologies on our digital properties. Collection practices are shaped by state privacy laws and real estate disclosure rules; see State‑Specific Disclosures. 

5. How We Use Personal Information

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing to subcontractors in support services, such as customer service is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

We use personal information to:

  1. Respond to Inquiries & Provide Requested Offers (cash offers, creative finance options, listing referrals).
  2. Evaluate & Negotiate Real Estate Transactions (valuation, due diligence, contract prep, assignment decisions).
  3. Send Marketing & Educational Communications (email, SMS, ringless voicemail where permitted; frequency varies; opt‑out anytime).
  4. Run Targeted & Retargeted Advertising (subject to opt‑out rights under CPRA and other state laws).
  5. Maintain Consent, Compliance & Recordkeeping (TCPA, CAN‑SPAM, state Do‑Not‑Call, real estate advertising laws).
  6. Detect, Prevent & Mitigate Fraud or Abuse.
  7. Analytics, Attribution & Site Improvement. 

6. Legal Bases for Processing (EEA/UK Visitors)

Where GDPR/UK GDPR applies, we rely on: Consent (marketing communications, optional cookies); Contractual Necessity (responding to your request for an offer); Legitimate Interests (basic marketing, fraud prevention); and Legal Obligations (record retention, consumer rights). If we rely on consent, you may withdraw it at any time without affecting prior lawful processing. 

7. Sharing & Disclosure of Personal Information

8. Selling / Sharing / Targeted Advertising (State Privacy Laws)

Some state privacy laws (e.g., California CPRA) distinguish between (a) “sale” of personal information for monetary or other valuable consideration and (b) “sharing” for cross‑context behavioral advertising. Our use of analytics & ad pixels may be deemed a "sale" or "share." You can opt out via our [Do Not Sell or Share My Personal Information] link or by sending a request as described below. We honor recognized browser signals (e.g., Global Privacy Control) where required. 

9. Your Privacy Rights

Depending on your jurisdiction, you may have the right to:

  • Know/Access the categories and specific pieces of personal information we collect.
  • Delete personal information (subject to legal exceptions, e.g., transaction records).
  • Correct inaccurate data.
  • Opt Out of Sale/Sharing / Targeted Ads.
  • Limit Use of Sensitive Personal Information (CPRA).
  • Data Portability.
  • Appeal a refused request in certain states. We will not discriminate against you for exercising privacy rights. To Submit requests call [775-542-7754]. We may need to verify identity (match data points). Authorized agents may act on your behalf subject to verification. 

10. Marketing Preferences & Opt‑Outs

Email: Click the unsubscribe link in any marketing email (required under CAN‑SPAM).
SMS/Text: Reply STOP to cancel; HELP for help. Additional TCPA rules may apply to automated dialing or prerecorded messages— we capture and log consent.
Calls: Ask to be placed on our internal Do‑Not‑Call list; we also scrub against federal/state DNC lists where applicable.
Targeted Ads / Cookies: Use our cookie banner controls or browser settings; submit a Do Not Sell/Share request for cross‑context advertising. 

11. Data Retention

We retain lead and transaction records for periods aligned with (i) applicable limitation periods for TCPA/CAN‑SPAM and consumer claims; (ii) state real estate recordkeeping rules; and (iii) operational needs (deal history, tax, accounting). Generally, marketing consent logs are retained at least 4 years (common TCPA limitation benchmark) unless law requires longer. 

12. Data Security

We employ administrative, technical, and physical safeguards appropriate to the sensitivity of the data (encrypted transport, access controls, vendor due diligence). No method of transmission or storage is 100% secure; use caution when sending information electronically. 

13. Children’s Privacy

Our services target adult property owners and investors. We do not knowingly collect information from children under 18, and minors should not submit personal data without a parent/guardian. If we learn we collected data from a child, we will delete it. 

14. International Data Transfers

If you access our site from outside the United States, your information may be transferred to and processed in the U.S., where data protection laws may differ from those in your jurisdiction. Where required, we use appropriate safeguards (e.g., Standard Contractual Clauses) with our service providers. 

15. Changes to This Privacy Policy

We may update this Policy to reflect operational, legal, or regulatory changes. Material changes will be posted on this page with a new Effective Date and, where required, additional notice (email/SMS/banner). Continued use after the Effective Date constitutes acceptance.

17. State‑Specific Disclosures (Example – Customize)

Nevada (NRS 603A & Real Estate Advertising): Nevada residents may call 775-542-7754 to request that we not sell certain covered information. If we or any affiliated Nevada licensees advertise brokerage services, NRS 645.315 & NAC 645.640 require identifying brokerage name/license and disclosure when a licensee has a personal interest in property.
Other U.S. State Privacy Laws: Multiple states have enacted consumer data privacy statutes with access, deletion, correction, and opt‑out rights; we extend comparable rights nationally where feasible.
